Outside
At the front of the house is your own private walled garden with lawn, picnic tables and BBQ. Sheltered on all sides and planted with colourful shrubs and flowers, it is a real sun trap. Its gateway opens into the main famyard - which has plenty of parking.
At the rear is a small courtyard with bins for your recycling, compost and rubbish.
Beyond this is garden, a meadow and an informal Badminton/Volleyball Pitch.

Inside
Entrance hall with maps, guide books and local information.
Large cupboard for suitcases, BBQ and outdoor equipment etc.
Large Dining/Sitting Room with big open fireplace/log burner, comfy sofa, chairs and sunny window seat.
The pine dresser contains lots of games and the bookshelves plenty of holiday reading for all ages, plus videos.
Well-equipped kitchen adjacent to the Dining area.
Back hallway with hooks for outdoor wear plus utility area with washing machine etc.
The Bathroom (toilet/bath/shower) is at the bottom of a small flight of stairs, which leads directly up to the bedrooms.
On the First floor there are 3 bedrooms:
Large room with pine double bed, plus optional single bed.
Medium room with double bed and hand-painted furniture.
(Both these rooms have large oak windows with fine views across the valley)
Smaller room with option of 1 or 2 single pine beds, or single bed plus full-size pine bunk beds.

Additional Rooms
Big flag-stoned Sitting Room with woodburner, comfy armchairs and large dining table (seats up to 12).
4th large bedroom with double, single, full-size bunk-beds + Cotbed*.
2nd ground floor Toilet/Bath

Large Brick BBQ and Tools + Smaller portable BBQ (for use in front garden or rear courtyard)

FOOD
There is a farm shop nearby. Local produce: meat, some vegetables, milk, jams, ice-cream etc.
There are small shops/post offices in Bratton Fleming and Kentisbury, both about 3 miles away.
Barnstaple is the nearest shopping centre and has a good Pannier Market selling local produce
There are Tesco and Sainsbury Superstores and our 'local', Brian Fords.
We sometimes have surplus eggs/produce available from the garden for sale.
Old Station Inn (a few minutes drive) has an extensive take-away menu.

GENERAL
You will need to provide beach towels,personal toiletries, soap, loo rolls etc
If you like walking, don't forget walking boots and wellies.
WE HAVE A NO SMOKING POLICY in all the buildings.
We are surrounded by sheep and have 3 cats, so we do not normally cater for dogs or other pets.

COTTAGE APARTMENT
We are also creating a small self-catering apartment in the Cottage with one or two bedrooms, bathroom, small kitchen and a lovely little sitting room with huge inglenook fireplace, bread ovens, diamond-paned windows and lots of beams. Very 'cottagy' and cosy! (please phone for update)
